Included in the price of every appropriate project is a concrete mini pile foundation to level your building. This foundation method is made up of a series of piles in a grid system spanning the entire area of your building. piles are generally between 300mm and 600mm deep. The exact requirements for your building may differ due to your ground composition, meaning that piles may be more shallow or deep. The requirements for your building will be confirmed before works begin by our team.

Planning permission is not normally required as our buildings fall under permitted development (built under 2.5m high externally). Even in conservation areas and areas of outstanding natural beauty (AONB), most houses have permitted development rights. Flats and listed buildings have no permitted development rights, so will always need planning permission. Don’t worry though, as planning is a relatively simple process for our garden offices and we are on hand to help with this process.

We complete all internal electrical work for your build. A site survey will be carried out for the electrical run from your house to the Garden room. This will be completed on day one. Prices subject to change.

We provide three options at additional cost that cover all scenarios however they all have their pros and cons. The first option would be to use a “powerline ethernet adaptor” which simply plugs into one of your socket outlets near your router via ethernet cable which then uses the electrical cable network to send internet access to your new building. This method is non-invasive and by far the cheapest but also equally the most unreliable in terms of speed and interference. The second option is to install an armoured data cable from your premises to your new building. This method provides unbridled speed and 100% reliability but comparatively can be the most costly dependant on distance and obstacles. Third option would be to use a wireless point-to-point RF link, one of which would be mounted on the side of your premises and the other on your new building. This method also provides unparalleled speed, can transmit over longer distances without issue and is fairly priced, however it requires line-of-sight. Typically, the third option is what we recommend.

We also offer a range of heating and cooling solutions including wall mounted radiators, underfloor heating and air conditioning, which both heats and cools. We’ll go through more information about your choices during our consultation.

As our designs are bespoke we offer all types of external finish including, but not limited to, Scandinavian Redwood, Honey Redwood, Cedar, Composite and Render. If you opt for a shipping container construction the container exterior walls can be retained rather than covered.
